Kirkwood Homes amends plans for flats on Dundee school site

Kirkwood Bellfield Street 3Kirkwood Homes has revised its plans for a development of flats on land formerly occupied by a primary school in Dundee.

The developer wants to replace St Joseph’s Primary at Bellfield Street with 45 two-bedroom flats targeted at first-time buyers, students and empty nesters, after withdrawing an earlier proposal for 49 homes on the site.

Under the plans, five of the 10 ground floor apartments will have separate private door access whilst five are accessed from a central lobby. The 35 upper apartments will have communal entrances and stairwells. The central block will also be served by a lift.

Kirkwood Bellfield Street 2An application for the demolition of the existing school building, which was built in 1920 but has lain derelict since it closed in 2008, was approved last year.



To maximise the design opportunity for the site, it was originally proposed, in the now withdrawn application, to include an under used area of council owned land on the Hawkhill frontage.

Kirkwood Bellfield StreetHowever, following Dundee City Council’s decision to not dispose of this area of land, the proposals have been amended to exclude this area and the revised development has been designed to respect and compliment the council’s environmental improvements to this area.

A planning statement submitted by Emac planning states that the development has “social, environmental and economic benefits” and will “contribute to sustainable development objectives in a good accessible location that will contribute to the mix of housing facilities in an area of residential growth”.
