Work begins on Central Quay office revamp

The next stage in a large scale development at the western edge of Glasgow’s Central Business District has commenced with refurbishment work on 30,977 sq ft of office space at 2 Central Quay.

The work, which is being carried out by London-based XLB Property and Harbert Management Corporation with advice from joint agents GVA and CBRE, will bring a first-class, modern office setting combined with transport connections and access to a host of nearby amenities.

Work begins on Central Quay office revamp

Located on the immediate western edge of Glasgow city centre, the site’s wider masterplan includes space for a 150-room hotel and pre-let opportunities for up to 300,000 sq ft of additional office space across three buildings. In addition, a detailed planning application for a 500-apartment build-to-rent scheme on a site fronting Lancefield Quay has been submitted by Platform.

Michael Facenna, business space associate at GVA, said: “Glasgow is going to have a record year in terms of office take-up with some major deals completing including lettings to Morgan Stanley and the Government Property Unit. However, there remains a paucity of readily available stock that can deliver large floor plates greater than 10,000 sq. ft.

“The city badly needs greater choice of quality office space and this refurbished space at Central Quay can play a significant role in addressing immediate occupational demand.”

Charlie Senior, associate partner at XLB Property, said: “The refurbishment at 2 Central Quay will deliver top quality premises that meet the needs of the Glasgow business community. We expect the large expansive open plan floor plates to attract occupier demand, in addition to the excellent parking ratio and convenient location adjacent to the M8 and Anderston train station.”

Refurbishment work at 2 Central Quay is due to be completed in December 2018.
