Yoker block of flats gains approval in principle despite flood risk

Revised plans to build a block of apartments beside the ferry slipway in Yoker have gained approval from Glasgow City Council.

Carmichael Homes (Scotland) Ltd had sought planning permission in principle for 36 flats on vacant land at Yoker Ferry Road.

Under the proposals designed by NORR, the new building will step down from seven storeys to five storeys towards the Clyde. Undercroft parking will also be provided.



The application received objections from the Scottish Environmental Protection Agency (SEPA) after it indicated that there is a medium-high risk of flooding at the site.

Councillors granted permission but imposed a number of conditions including a requirement to satisfy various flood risk criteria. Further detailed consent will also still be needed.

A previous application for 40 apartments in a six-storey block was refused in May 2019.

Planners stated at the time that the proposal was “an inappropriate response to surrounding site context” and would “not contribute to minimising and reducing flood risk”.
