CALA secures approval for 300 East Calder homes



CALA Homes (East) is finalising details with an affordable housing provider for the delivery of 75 affordable homes after being given the green light for a development of 300 homes in East Calder.

Located at the eastern edge of East Calder and near to the A71, the 42-acre development will include apartments, two and three-bedroom terraced homes as well as four and five-bedroom detached homes.

CALA aims to ensure the affordable housing element comes forward early within the development process.

The development is part of West Lothian Council’s Local Development Plan, the local authority’s wider strategy of land release for homes across the region.

Gavin Pope, land director with CALA Homes (East), said: “This development has been many years in the making and we are delighted to finally be moving towards commencing development.

“We would like to thank everyone who has contributed to the planning process and will ensure that we engage with the Community Council, neighbouring residents and other key stakeholders ahead of work starting this summer.

“We have ensured that the development will consist of a wide range of homes, from two and three bedroom terrace homes to four and five bedroom detached homes. We are currently in discussions with an affordable housing provider whom we will work with to deliver 75 much needed affordable homes.

“In addition to a welcome boost to local housing supply, the development brings with it major economic benefits, with almost £6m being paid towards investment into education, transportation and infrastructure improvements through Section 75 payments.

“The development will also deliver significant areas of open space, improved cycle routes with the enhancement to National Cycle Route 75 as well as improved connections to the wider area.”

It is the latest development by CALA Homes (East) in West Lothian, following on from successful launches to market at Queenswood, Linlithgow and Oakbank, Winchburgh.

Elsewhere in East Calder, Taylor Wimpey East Scotland has launched the next phase of new homes for sale at its Calderwood development on land off Clifton Road.

The latest phase of ‘Taylor Wimpey at Calderwood’ will deliver a choice of three bedroom semi-detached, as well as three, four and five-bedroom detached homes.

Work on 69 affordable homes is also well advanced, and this parcel of the development will provide a mix of two and three-bedroom semi-detached homes for social rent, which will be available for future tenants through Home Group.

The overall masterplan at Calderwood incorporates a design that aims to create a sense of place and maximises the latest Scottish Government Planning Policy for ‘Designing Places’ where it aims to integrate with the local area. The development also makes significant contributions towards providing additional local education capacity including the delivery of the new Calderwood Primary School, which is under construction, as well as local transport improvements that are part of Section 75 legal agreement between lead developer Stirling Developments and West Lothian Council.
