143 new homes planned for Rosyth

Edinburgh developer J Smart & Co (Contractors) PLC has obtained permission to build 143 new homes in Rosyth.

Under the plans, a total of 36 affordable homes will be built, representing 25% of the housing total.

Fife Council’s west and central planning committee approved the new plans last week.



The homes will be constructed next to Stephen’s Bakery headquarters on land to the north of Primrose Lane industrial estate, with the site a blend of for-sale and affordable housing.

In a planning statement, J Smart & Co wrote: “The site offers a unique opportunity to create a vibrant new neighbourhood which takes advantage of its location,”

Fife councillors wanted to know details about the designs, layout and plans associated with the development, but they ultimately decided to set aside 10 public objections to allow it to proceed.

Most of the local concerns related to privacy for existing homes to the east and west of the site, the provision of open space, parking and flooding, the Courier reports.



The new homes will be mixed-design houses and will have 310 parking spaces allocated to them.

The affordable housing will occupy the east of the site near Jutland Street and the designs represent a variety of two, three, four and fivebed terraced houses, cottage and amenity flats and amenity and wheelchair bungalows.

The for-sale section – which will be built on the west of the site closest to Whinnyburn Place – also includes a range of designs that developers say will “afford opportunities to a wide range of purchasers and tenants”.
