60-bed Linlithgow care home delivered while 50 beds remain in pipeline

60-bed Linlithgow care home delivered while 50 beds remain in pipeline

A new luxury care home in Linlithgow has officially opened, welcoming its first resident earlier in October, while an additional 50 beds will be handed over next year.

Bower Care Home offers up to 60 private en-suite bed spaces, residential, nursing and dementia care, and integrated amenities for elderly people aged over 65.

It is the most recent residence to have been delivered by Morrison Community Care Group and CCG (Scotland).

For almost ten years, the firms have been working in partnership to transform small, typically under-utilised sites into developments that address the need for contemporary, high-quality care services.

With these 60 beds now officially handed over to a recognised operator, the total delivered through their approach now sits at 603, with a further 50 set to be handed over next year.

Paul Sokhi, Morrison Community Care Group managing director, said: “Since transitioning from a family-run operator to developer, Morrison Community Care has grown exponentially.

“We are now recognised as one of the largest developers of our kind in the UK, with 667 bed spaces under construction across Scotland, England and Ireland, and a pipeline of development leading into 2028, which will see the delivery of a further 900 beds.”

Sokhi added: “The support from partners like CCG (Scotland) has been crucial, and the success is plain to see, with Bower Care Home being the tenth residence we have delivered in Central Scotland in under ten years.”

“While this is a wonderful milestone, the hard work continues.

“Our sector remains under significant pressure, with demand outstripping supply, while planning delays and increasingly constrained sites compound the challenges of delivery.”

Located just outside of Linlithgow’s town centre, Bower Care Home forms part of a mixed-use masterplan which also includes a development of private apartments for sale, spearheaded by CCG Homes, CCG’s in-house private housing arm.

In addition to its 60 private en-suite bedrooms, residents will have access to dining rooms served by professionally trained chefs, as well as a visitor’s café, cinema, hair salon, entertainment rooms and private spaces for hosting family members, and a putting green.

CCG (Scotland) managing director, David Wylie, said: “Bower Care Home and our development of new apartments for sale will significantly contribute to Linlithgow’s local economy, and we are extremely proud of how the masterplan has come together, with the first residents of both developments now beginning to move in this autumn.

“Partnership working is an ethos ingrained in everything CCG does.

“We are most commonly known for housebuilding, where our early involvement in projects helps drive efficiencies at every stage of construction, ensuring viability, improved quality standards and shorter build programmes.”
