Campion Homes sees profits surge to £6.9m

Fife-based housebuilder Campion Homes saw its pre-tax profits increase significantly in the year ending 30 June 2025, reaching £6.9 million from £2.6m in the previous year.
The company’s annual report shows that turnover also grew by 11%, rising to over £50m.
The strong performance was largely driven by the continued expansion of its private housing division, which has demonstrated consistent, profitable growth. The company has active sales across four developments: Oak Bank in Glenrothes, Strathearn Gait in Crieff, Strathmore Meadows in Meigle, and Pitcairn Gardens in Balmullo. A fifth site, The Temple at Balcurvie, is scheduled to begin later in the year.
This year’s gross margin was also enhanced by one-off benefits from capitalising costs related to speculative land acquisitions that have since progressed successfully.
Campion Homes maintained its commitment to the affordable housing sector, handing over 120 homes to housing association and local authority clients during the reporting year. At the year’s end, a further 202 affordable homes were under construction.
In their report, the directors stated they approach the future with “prudent optimism”. They acknowledged prevailing challenges within the housebuilding sector, such as constrained public funding for affordable housing, lengthy planning processes, and pressures on the labour market and supply chain.
However, the report expresses confidence that the company is well-positioned to navigate these issues through disciplined investment and strong partnerships. The directors emphasised a long-term view, working closely with partners to ensure projects are ready to proceed as opportunities arise.
