The sensitive restoration and stylish conversion of a Victorian, sandstone villa located in the Newlands area of South Glasgow is now underway.

CCG Homes said the project will “hit all the right notes” in terms of a high-quality conversion and will also succeed in delivering modern energy performance and the opportunity for subsequent savings on annual fuel bills.

The 150-year-old building forms part of the development known as Calderwood Lodge where “the blending of history and heritage with contemporary elegance and style” is being delivered across a series of distinctive ‘Collections’ that will conceive 20, two and three-bedroom homes.

Despite its age, through an advanced standard of building work, CCG Homes said it will deliver enhanced, modern energy performance. While the average efficiency rating for homes in Scotland is 61 (Band D) and for buildings of this age and type, it can be as low as a Band F, the ‘Heritage’ Collection has a minimum energy performance rating of 85 (Band B). In simple terms, these homes are at least 35% more energy-efficient with the potential for even greater betterment for homes of a similar age.

CCG Homes managing director Calum Murray, said: “We were mindful that the sandstone villa held a special place in the community, and we wanted to bring all our skills in sensitive renovation to do it justice and retain a small part of Glasgow’s rich Victorian architectural heritage.

“The sandstone building now hosts the ‘Heritage Collection’, combining the elegance of the Victorian period with the style and sophistication of current times, however, the most remarkable achievement will be in the area of energy performance. Despite its age, the ‘Heritage’ block will outperform some new build homes under construction in Scotland which is a remarkable achievement.”
