Knight Property Group has committed to further speculative development at its £55 million Belgrave Logistics Park in North Lanarkshire with Clark Contracts appointed as the main contractor to deliver the third phase.

Planning consent for phase 3, a large single unit of 126,960 sq ft, was granted in September 2021. Clark Contracts will commence construction later this month, with completion scheduled for September 2023, allowing tenants to occupy and fit out, in advance of Christmas trading in the same year.

The new unit is designed to a high specification and constructed of high-performance composite wall and roof cladding, an internal height of 12 metres to underside of steel at haunch, four level access doors and 16 dock levellers. It also benefits from a 2,870 sq ft office, 63 car parking spaces and an extensive yard that is 55 metres deep.

Knight Property Group continues to set the standard for sustainable speculative development, with Belgrave being one of the greenest industrial/logistics parks in Scotland at the current time. Each building will be ‘all-electric’ and will have an EPC rating of ‘A’ and will achieve BREEAM ‘excellent’.

Further green credentials include electric car charging points, solar photovoltaics panels to the roof, energy efficient LED lighting throughout, daylight sensors to lighting, occupancy sensors to lighting and photocells to external lighting. There will be heat recovery air conditioning to offices, and water management flow restriction within toilets to conserve water.

Howard Crawshaw, managing director of Knight Property Group, said: “We have witnessed significant demand in the market for this type of logistics space - the first two phases of development have created positive interest from high-profile occupiers from the logistics and other sectors and we are already having discussions with a range of occupiers interested in the final unit.

“We are delighted to be working again with Clark Contracts on this development. They have a strong track record of delivering quality work and we are excited to see this final unit taking shape in the new year.”

Michael Scanlan, director of Clark Contracts, added: “It is great to be continuing our relationship with Knight Property Group, having recently handed over a 24,015 sq ft industrial development within Langlands Commercial Park.

“We are looking forward to working with Knight again and the design team to deliver further high-quality and sustainable logistics and industrial space.”

Since acquiring the site in 2021, Knight has completed the demolition of the 15-acre former Devro manufacturing facility and completed construction of the first two phases of development over four units. When complete, total floorspace over five units at the park will be circa 260,000 sq ft.

Andrew McCracken, director of JLL, said: “Sustainability is now quite rightly pre-requisite requirements for industrial and logistics occupiers and Knight has really grasped and embraced this agenda throughout the development of Belgrave Logistics Park. It is now one of the strongest and most sustainable industrial parks in Scotland and we anticipate continued strong occupier demand for the space.”
