Connect Modular appointed to Hub South East supply chain

Modular construction and affordable housing specialist Connect Modular has been named as a contractor on Hub South East’s Tier 1B Supply Chain.

The Tier 1B supply chain was introduced by Hub South East in 2022 and is designed to augment Hub’s existing supply chain with a primary focus on domestic-scale construction of care homes and affordable housing.

Connect Modular is the only offsite construction firm to be listed on the supply chain, and the Ayrshire-based manufacturer said it is excited by the opportunity this brings for new projects across the Lothians, Scottish Borders and Edinburgh.



Acting CEO of Connect Modular, Richard Reid, said: “We are delighted to form this partnership with Hub South East. As the development partner of choice for public sector projects in Edinburgh, the Lothians and Borders, Hub’s geographical scope is extensive. This appointment increases our scope to demonstrate the efficiency of our modular construction method and how it can support the delivery of high quality, affordable houses.”

Modular construction takes the home-building process offsite and into a controlled factory environment. Connect Modular houses are constructed in modules inside its manufacturing facility in Cumnock, East Ayrshire where they are fitted out with kitchens, bathrooms, plumbing and electrics before being delivered to site.

Arriving on site, the modules are craned into position and made wind and watertight on the same day. The homes can be ready for occupancy in a matter of weeks, with only the final 10% of external works left to be completed.

With such a high percentage of works taking place under controlled conditions and not subject to adverse weather conditions, Connect Modular’s modular construction method offers greater certainty on programme from the outset of the project. Furthermore, the manufacturing process delivers homes of a high quality in a way that minimises waste.
