Construction starts on landmark regeneration in Glasgow’s East End
The French Street development
Construction is officially underway at French Street in Dalmarnock, where 173 new homes are set to bring a significant boost to housing supply in Glasgow’s East End at a time when the city faces an ongoing housing emergency.
Led by Thenue Housing and CCG (Scotland) in partnership with Clyde Gateway, the mixed-tenure development will comprise 119 high-quality affordable homes for social rent alongside 54 for private sale led by CCG Homes.
The project, which has been supported by £19 million of grant funding from Glasgow City Council, reflecting a shared commitment to creating sustainable, inclusive communities through innovative housing delivery and regeneration across the city region.
Councillor Ruairi Kelly, convener for Housing and Development at Glasgow City Council, said: “It is great to see work beginning on this major housing development in Dalmarnock which will bring so many high-quality new homes for sale and rent to an area which has benefited so much from regeneration in recent years.
“The French Street development will meet the needs of a wide range of people and families, with homes of between one and four bedrooms being built, and we are happy to be part of the partnership which will bring these much-needed new homes to the city.”
Located just two miles from Glasgow city centre, the French Street site lies at the heart of the Clyde Gateway regeneration area and forms a key component of the South Dalmarnock Sustainable Development Plan.
The collaborative-led approach will see the reinstatement of the area’s historic street pattern and the creation of a vibrant new neighbourhood that is both well-connected and rich in character.

Martin McKay, chief executive of Clyde Gateway, said: “A key pillar of the regeneration of the Clyde Gateway area is building quality, affordable and private homes, helping it to be a great place to live and work and be able to enjoy the greenspaces and amenities it now has to offer.
“Since our work began, we have supported the development of over 4,000 new homes and it is really positive to see this new development coming to site alongside CCG who has been a key partner in the regeneration of Bridgeton, Dalmarnock and Rutherglen.
“The housing emergency is well publicised, and we will continue to support our local communities by providing homes where people need them and want to live.”
The new homes will include a mix of apartments and family housing, designed to be tenure blind, offering a variety of one, two, three, and four-bedroom options.
All affordable homes will be constructed to meet Housing for Varying Needs, including the provision of fully wheelchair-adapted properties, while the entire development will benefit from advanced build methods and connection to a district heating system to offer enhanced energy performance.
Importantly, the development will also bring community benefits, with local job creation, training opportunities, and investment set to be amongst the range of initiatives delivered during the 18-month construction programme

“It also demonstrates what can be achieved when partner organisations such as Clyde Gateway, the Scottish Government, Glasgow City Council, CCG (Scotland) and ourselves at Thenue work together in the pursuit of delivering affordable homes.

“French Street continues that legacy — it is a landmark project will offer much-needed housing choice and affordability while creating a place where people of all ages and backgrounds can thrive.

French Street represents the largest housing development to be approved by Glasgow City Council in the 2024/25 financial year and is due for completion in 2027.
