Council unveils plans for 95 new homes in Ullapool

The Highland Council has announced plans to build 95 new homes in Ullapool, with a mix of affordable rental properties and private housing proposed for vacant land to the west and north of the village, near the golf course.
The proposal, which is currently progressing through the local authority’s planning system, comes amid growing concerns over the shortage of affordable housing in Ullapool and the surrounding area.
A report published last December by the Highland Community Planning Partnership highlighted Wester Ross, Lochalsh and Strathpeffer as areas facing acute housing challenges. It noted the “prevalence” of holiday lets and second homes, which has fuelled rising property prices and restricted housing choices for local people, leading to “significant frustration” in communities. The report also acknowledged the important role of community trusts and housing associations in providing essential affordable housing options.
Highland Council has previously stated it is committed to tackling the housing shortage across the region, but estimates suggest an additional 24,000 homes will be needed over the next decade to meet demand. At the current rate of construction, it could take more than 20 years to achieve that target, with around £2.8 billion of extra investment required to accelerate delivery.
The urgency has been further underlined by the anticipated creation of 8,400 jobs linked to the Inverness and Cromarty Firth Green Freeport, which will require new accommodation for workers.
