Cruden submits planning for ‘nationally significant’ housing development in Denny

Cruden Homes has submitted a planning application for a major residential development on Broad Street, Denny, in Falkirk.

The proposed development will deliver 224 energy-efficient new homes, providing much-needed housing and supporting the region’s wider vision for sustainable growth.

Situated alongside the River Carron, the 13.9-hectare site lies to the east of Denny and has been carefully masterplanned to integrate seamlessly with the surrounding landscape and community. The site is allocated for mixed-use development within the Falkirk Local Development Plan 2 and is located within the Denny South-East Strategic Growth Area.



Designed by EMA Architecture + Design, the proposed development features a diverse mix of homes, complemented by high-quality landscaping, active travel routes, and supporting infrastructure.

Key highlights include:

  • 224 energy-efficient homes, including 34 affordable homes.
  • A mix of detached, semi-detached, terraced houses, flats, and cottage flats, ranging between one and five bedrooms.
  • Excellent connectivity to the existing town and transport networks, with enhanced walking and cycling links.
  • Preservation and enhancement of natural features, including Scandlers Burn and mature woodland areas.

The development is ideally located less than a kilometre from Denny town centre, with convenient access to schools, shops, healthcare facilities, outdoor amenities, and green spaces. It also benefits from excellent transport links to Glasgow, Stirling, and Edinburgh.

The planning application follows a comprehensive pre-application consultation process, including two public events held at Denny Baptist Church. Feedback from local residents has played a key role in shaping the final proposals.

Pending planning approval, Cruden Homes expects to commence work on site in 2026.
