Glasgow city centre hotel development site for sale

Enterprise Hotels & Hospitality is seeking developers to progress a consented hotel development site in Glasgow city centre.

The freehold site in Glasgow, with planning approval for a 276-bedroom hotel, is on the market for £4 million.

This is based at the vacant Dale House building on West George Street, near Glasgow Queen Street Station, formerly used by the Royal Bank of Scotland as a cash‑counting and storage facility.



Another freehold site in Birmingham, with planning approval for a 227-bedroom hotel, is on the market for £2 million. Both are available either as a package or individually.

Enterprise Hotels & Hospitality is selling both development sites on behalf of the Arora Group, which bought them as part of its acquisition of Bloc Hotels in July 2025.

Arora says both sites are “non-core” to its future plans and are available for purchase either separately or together.

Gavin Wright, founder of Enterprise Hotels & Hospitality, said: “These two development sites are both in prime positions and represent valuable opportunities in both city centres.



“Each site has existing consent for hotel development, although there is also the potential for alternative residential or commercial development, subject to further planning permission.

“In Glasgow, the development site at Dale House is in the heart of the city on West George Street and has consent for 276 rooms in an existing basement, with newly built ground and upper floors.

“The accommodation approved is for a mix of standard hotel rooms, studio apartments, one-bedroom and two-bedroom apartments.

“A large retail space is also available at the ground and basement levels, extending to 14,109 sq ft, with a further eight storeys above.



“In Birmingham, the development site is opposite the southern entrance of the Grand Central Shopping Centre and will create a prominent feature on the city’s skyline, rising 22 storeys.

“The existing consent is for an accommodation mix of 189 standard bedrooms, 27 apartment-style bedrooms and 11 accessible bedrooms across a gross internal area of 6,044 square metres.

“Grand Central is part of the city’s retail core and is connected to the Bullring Shopping Centre, making it one of Europe’s most successful retail and dining destinations.

“The site is also surrounded by a wide selection of food, beverage and other retail outlets, and is within walking distance of major attractions including the O2 Academy and The Mailbox.”

Mr Wright added: “We are already handling early interest in both sites and so any potential purchasers should get in touch as soon as possible.”
