Kilter Space launches end-to-end fit out service to student and hotel sector

A new Scottish company, Kilter Space, has launched from Glasgow with a vision to deliver specialist procurement and installation of furniture, fixtures and equipment (FFE) for the hotel and purpose-built student accommodation sectors.

The business aims to fill a significant gap in the market with a fully integrated, end-to-end service. 

Kilter Space brings together the expertise of Ronnie Kennedy and Chris Kidd, owners of Glasgow-based Get Fully Furnished, and Chris Dougray, a veteran of Scotland’s commercial real  estate sector. 



The team identified a lack of locally based, full-service furniture, fixtures and equipment  providers for hotels and student accommodation in Scotland despite the rapid growth of these markets. They believe their combination of procurement expertise, commercial insight and operational capability offers a new level of delivery certainty for developers and operators.  

Chris Kidd said: “Having grown our residential furniture, fixtures and equipment business to  service large-scale projects across the UK, it was clear that Scotland’s hotel and student  accommodation markets were underserved.  

“By combining our procurement and installation capability with Chris’s deep sector knowledge and network, we can offer a genuinely local, highly efficient solution. This removes the need  to rely on multiple third parties and reduces project risk for clients.” 

Kilter Space plans to work closely with architects, designers and operators from the earliest project stages. The company’s in-house resources mean it can control quality, timelines and  costs without outsourcing. 



Chris Kidd continued: “Our approach is about partnership. We work alongside designers, architects and operators to bring projects from concept to completion, backed by our own  warehousing, logistics and dedicated installation teams. This allows us to guarantee execution  certainty and deliver projects on time and to specification. In these competitive sectors, that  certainty is invaluable.” 

Kilter Space’s service model will strengthen the local supply chain by keeping work and  resources in Scotland wherever possible.

Chris Dougray added: “The hotel and student accommodation markets in Scotland are  expanding rapidly, yet there has been a lack of a truly integrated, locally based furniture, fixtures and equipment service. Kilter Space is positioned to change that, benefiting not just developers and operators but the wider supply chain too.”

Kilter Space is headquartered in Glasgow, with immediate access to warehousing and a skilled local labour force- both of which are critical to ensure a smooth process from procurement to  actual installation.  



The team’s track record through Get Fully Furnished includes providing furniture packages and FFE to more than 800 units to property professionals and landlords across the UK, with major projects in the build to rent sector include 350 apartments in Birmingham, 120 in Glasgow, 100 units in Leith. In the hotel sector a 65-bedroom hotel in Fountainbridge, Edinburgh has recently been completed.  

Get Fully Furnished will continue to service then residential sector.
