Linlithgow care home and flats project goes to planning

Planning has been submitted for a new mixed-use development located on Edinburgh Road in Linlithgow.

Proposals have been developed by Morrison Community Care (CCG) Holdco Ltd, an innovative joint venture company comprising care developer Morrison Community Care Group, and contractor & manufacturer CCG (Scotland), and include a 60-bedroom care home specially designed to meet the needs of elderly people as well as 18 apartments intended for private sale.

Designed in partnership with Holmes Miller architects, 24/7 residential, nursing and dementia care services will be available to residents over the age of sixty-five alongside a wealth of integrated amenities such as private en-suite bedrooms, dining areas, a hair salon, visitor’s cafe and cinema.

The 18 two-bedroom apartments will be brought to the market by CCG’s private housing brand, CCG Homes.

The developer is known for their approach to quality, specification and market-leading standards of energy performance with Edinburgh Road joining an exciting portfolio of projects that includes the currently marketed Calderwood Lodge, which comprises the delivery of 20 luxury homes in Glasgow’s Southside, as well as a further 30 homes in Greenock and 56 homes in Edinburgh which are set to launch later this year.

Morison Community Care managing director, Paul Sokhi, said: “Morrison Community Care (MCCG) is passionate about providing the very highest standard of living and service possible and I am delighted to see our proposals have been submitted for this unique development. A high percentage of Linlithgow’s population are over the age of 65 so our care home will go a long way to supporting localised demand for care services as well as creating up to 100 jobs.

“After recently commencing construction on our first care home in the region earlier this summer in Almondside, our innovative joint venture company, if granted approval, will have delivered over 120, much-needed beds in West Lothian by mid-2025. That would be a fantastic achievement and one which we hope will be realised as a result of this planning submission.”

David Wylie, CCG (Scotland) managing director, added: “Morrison Community Care and CCG are continuing to make positive strides forward in the support of Scotland’s Care sector. With four completed developments, two under construction and a further five due to commence in 2024, we (at CCG) are proud to be bringing our diverse divisional expertise to the Care Sector and supporting MCCG in the delivery of high-quality care homes across the breadth of the country.

“The unique aspect to Edinburgh Road is the introduction of homes for sale which will be led by our CCG Homes brand. I am in no doubt these apartments will be in high demand given Linlithgow’s popularity and the close proximity of amenities and transport links. It’s an exciting development for the town and one which we will aim to launch around mid-2024.”
