Lujo Properties completes Sauchiehall Street office revamp

Property developer Lujo Properties has completed its flagship workspace office development located on Glasgow’s Sauchiehall Street.

The MAGWRX building’s inaugural tenant, Five Star International, has also been confirmed, taking 896 sq. ft. on the second floor.

Previously the Magnet and BO Concept showrooms, MAGWRX has been completely redeveloped into contemporary fitted offices – ready to move in with furniture, high-speed fibre and private meeting rooms as well as cycle storage.

The building is 100% electric and rated EPC ‘A’. The space has also had its exterior transformed with striking new brickwork so that it perfectly complements its Sauchiehall Street neighbourhood.

New windows flood the space with natural light, whilst new balconies have been added to the top storey. The current retail outlets on the ground floor remain, offering food and coffee choices for occupiers of the 11,510 sq. ft. building.

Alastair Dickie of Lujo Properties said: “Sauchiehall Street is one of Glasgow’s most famous locations and is being brought back to life with new investment, with MAGWRX being a brand new, flagship player in its re-establishment as an important commercial centre.  With Sprigg, Black Sheep, Sarti and other food/drink offerings close by, the offices are situated in a vibrant quarter of the city centre.

“We have created a high-quality design and future-proofed workspace to this re-emerging avenue, which is already bringing new business, and therefore people, to the area. MAGWRX will play its part in helping Glasgow return to what it should be – a busy, thriving and forward-thinking City with many opportunities and a sense of purpose.

“We are delighted to have completed MAGWRX and agreed our first tenant, Five Star International, who will be the first to join our new workspace community.”

Andy Cunningham, of the building’s letting agent, MC2, said: “Sauchiehall Street is being returned to its former status as a key avenue that attracts and supports business as well as retail and leisure uses. Having stylish, contemporary studios for 8 - 18 people in the city’s student quarter, it’s available on flexible all-inclusive licences and ready for immediate entry, which we hope will be well received by occupiers.”
