Muir Construction progresses office retrofit in iconic Edinburgh building
Muir Construction has said it is well underway with the transformation of Edinburgh’s Younger Building for Scarborough Group.
The project, set to be relaunched as Base West Edinburgh, is a direct response to the growing need to refurbish and upgrade existing office infrastructure, bringing older buildings up to today’s standards of flexibility, energy performance and workplace experience.
The refurbishment of the 89,863 sq ft, six‑storey building — originally constructed in 1999 for the NatWest Group — includes the reconfiguration of floors to create Grade A flexible office suites, modern amenities and future‑ready building services.
The design supports a range of occupier needs, from fully fitted plug‑and‑play suites to bespoke tenant layouts, with upgraded breakout areas, a new wellness suite and enhanced building performance throughout.
Sustainability is a major driver behind the project, with the building moving towards a fully electric, low‑carbon operation and targeting an EPC A rating.
More efficient heating, cooling and lighting systems, improved air quality, LED lighting and smarter building controls all contribute to reduced operational carbon and a healthier, more comfortable environment for future occupiers.
Muir Construction are delivering these upgrades through a coordinated programme, reshaping internal layouts, refreshing key areas and upgrading core infrastructure and M&E systems to align the building with modern working patterns and long‑term performance expectations.
The team is working closely with AHR Architects, Gardiner & Theobald and Buro Happold to ensure the project fully reflects Scarborough Group’s aspirations for a high‑quality, future‑ready workplace.
