New homes planned on poultry farm site near Errol

Plans have been submitted for a residential development on the site of a derelict poultry farm on the outskirts of Grange in the Carse of Gowrie. 

Local developer The Good House Company wants to demolish the existing buildings, dispose of asbestos containing materials and recycle of most demolition materials for re-use on site. 

A group of eight detached houses is to be set out around a central green space, with a further green zone to the south.



All houses are accessible for wheelchair users and include a room that can serve as an enhanced apartment. There is also provision for homeworking with a dedicated study and the office pod in the garden. Fibre broadband installation will ensure digital connectivity.

A planning statement by TMS Planning and Development Services Ltd said: “The buildings are highly insulated, surpassing building regulation requirements. They are equipped with renewable technologies, such as solar thermal collectors and air source heat pumps. The windows are triple-glazed. Thanks to these components the houses achieve a
band A energy performance rating. To promote greener transport an electric car charger is provided in each garage. Being double-sized, there is also ample space for bicycles.”

The statement added: “The abandoned poultry farm has become an eyesore as well as a potential hazard for human and animal life and for the environment. TGHC proposes to clear and decontaminate the site and to turn it into a sustainable place for living/working where biodiversity is encouraged.



“The building ensemble’s concentric layout promotes a sense of community. The well-considered planting, the gardening opportunities and the homeworking option has the potential to contribute to the health & wellbeing of the occupants. The transition to cleaner forms of transport is also made possible. The site is to be marketed as a sustainable and environmentally friendly development to attract people who wish to live in accordance with these principles.”
