Nova Homes submits plans to build 60 homes in East Renfrewshire

Nova Homes has submitted a Proposal of Application Notice (PAN) to East Renfrewshire Council for a proposed residential development at Holehouse Brae, Neilston, marking the first step in the statutory pre-application consultation process.

The proposed development could deliver approximately 60 new homes, comprising a mix of private and affordable, detached, semi-detached and flatted homes, alongside associated infrastructure, landscaping, and open space.

Nova Homes was launched in 2023, by Gordon Cunningham, who is also the managing director, and majority shareholder of construction company, Clark Contracts who will act as Nova Homes development partner. Joining Gordon on the board as Non-Executive Director is Ed Monaghan, former CEO of Mactaggart and Mickel.



The proposal has been developed and submitted in partnership with ihc Architecture, Bayne Stevenston Associates, North Planning, Dougall Baillie and Wild Surveys.

As part of the planning process, Nova Homes will carry out a comprehensive public consultation to engage with local residents, stakeholders, and the wider community. Two public exhibitions are planned for Tuesday 10th and Thursday 26th June 2025 from 3-7pm at The Bank, 84 Main St, Neilston.

Gordon Cunningham, managing director of Nova Homes, said: “This marks an exciting milestone on our first development project. We are committed to engaging fully with the Neilson community to understand their views and help shape the proposals for this development, ahead of the full planning application being submitted later this year with works commencing Summer 2026. Our aim is to deliver high-quality homes that respond to local housing needs while respecting the character and landscape of the area.”

The PAN submission is the first formal step in the planning process, ensuring statutory consultation is undertaken ahead of a full planning application. All feedback gathered during the pre-application consultation will be considered and addressed in the final planning submission.
