Outline plans lodged for housing development to extend eastern edge of Alloa
Initial plans have been submitted for a mixed-use housing development at Carsebridge, on the eastern edge of Alloa.
Advance Construction (Scotland) Ltd is seeking planning permission in principle for the development located a site formerly used by Diageo for the purposes of distilling, storage and distribution. All industrial units on the site have recently been demolished
The application site is allocated for residential development within the Clackmannanshire Local Development Plan (LDP) as H03, Carsebridge Road North and H04, Carsebridge, for residential development on part brownfield, part greenfield site for 390 units. The area of land within the application site to the south of the B909 has an allocation for business development under B03, Carsebridge South.
The plans also call for business units to be created and the developers have submitted a lengthy assessment on potential school contributions.
A design and access statement submitted by EMA Architects with the plans said: “The site presents an excellent opportunity for development, providing the chance to form a long term defined settlement edge to the [east] of Alloa and provide a sustainable new neighbourhood which integrates with the existing settlement.
“The structure and character of the development is designed to reflect the surrounding area and will contain many natural design features.”
Carsebridge House, a category B listed building, also forms a part of the site.
The design and access statement said: “The existing Carsebridge House and walled garden to the north will be retained and respected, with the retention of open space to the south.
“Views north towards the Ochil Hills and east towards the existing landscape have the potential to be enhanced through the alignment of roads, housing and footpath connections.
“In terms of existing landscape features, there are clusters of mature trees within the northern and western sections of the site, as well as along the eastern boundary.
“Development will be set back from existing trees and any areas of root protection and trees will be used to form a defensive boundary to the development.”
