Planning approved for industrial and logistics development at Eurocentral

North Lanarkshire Council has given planning approval for Eurocentral Gateway, a new industrial and logistics space at Eurocentral in Motherwell.

Planning consent was given to the developers Manse LLP and J. Smart (Contractors) Plc, who were advised by planning consultant, Porter Planning.

The planning approval signals a step forward for the development of two industrial and logistics units amounting to around 200,000 square feet, amid high occupier demand within the key distribution location of Scotland.

The project is anticipated to begin during autumn, with the practical completion stage expected by autumn next year.

Comprising buildings of around 80,000 sq ft as well as 120,000 sq ft, the units will be constructed with a focus on sustainability and large yards.

The specification includes large yards, substantial power supplies, offices, EV charging points, energy monitoring systems and PV panels.

The development is located at the eastern entrance to Eurocentral which gives it direct access onto the M8 motorway

Spanning across 650 acres, the wider Eurocentral site is served by Scotland’s first Channel Tunnel Rail Freight Terminal, in which four major seaports are within close reach.

The remaining vacancy along the M8 corridor is approximately 2.5%, with the planning approval expected to encourage interest from occupiers. Appointed as joint leasing agents CBRE and Colliers are encouraging businesses to look into pre-let opportunities before construction begins.

Craig Semple, director at CBRE Scotland, said: “Planning consent for Eurocentral Gateway is a significant step forward for the Central Belt industrial market.

“Demand for prime, well-specified space remains strong, and supply is still tight, so the prospect of two new buildings of this quality at one of Scotland’s best-connected locations will no doubt be of interest to occupiers.”

Iain Davidson, director in Colliers Industrial & Logistics team, said: “The specification is among the strongest we’ve seen on the M8 corridor, and its position gives occupiers a connectivity advantage that is genuinely difficult to match elsewhere in Scotland.

“We anticipate strong occupier interest in these buildings and would urge interested businesses to engage with us early to avoid missing out.”
