Plans for Eurocentral Gateway

Developers Manse LLP and J. Smart & Co. (Contractors) Plc have formed a joint venture and submitted a planning application to North Lanarkshire Council for a new industrial and logistics development at Eurocentral.

The proposed scheme, Eurocentral Gateway, will deliver over 200,000 sq ft of much-needed new industrial and logistics space in one of Scotland’s most established and sought-after distribution locations.

Comprising two high-specification industrial buildings of approximately 80,000 sq ft and 120,000 sq ft, the development has been designed to meet the needs of modern occupiers. The units will be built to the latest standards, with a strong emphasis on sustainability, operational efficiency and high-quality design, enabling businesses to reduce environmental impact while maximising operational performance.

Located within the Eurocentral business park between Glasgow and Edinburgh, the development occupies a highly prominent, elevated position immediately adjacent to the new junction 6A junction of the M8 motorway and the Chapelhall junction of the A8, providing exceptional access, connectivity and profile.

With a continued shortage of new prime industrial and logistics accommodation across the Central Belt, and a record low vacancy rate along the M8 corridor of c2.5%, the development is expected to attract strong interest from occupiers seeking modern, well-located space.

CBRE and Colliers have been appointed as joint letting agents for the scheme and are actively encouraging occupiers to explore pre-let opportunities ahead of construction, subject to planning consent.

Craig Semple, director at CBRE Scotland, said: “Eurocentral Gateway represents an exciting opportunity to bring high-quality industrial and logistics space to the market.

“Demand for prime accommodation across Scotland remains very strong, particularly in established locations such as Eurocentral, so this development will be a welcome addition for occupiers seeking modern, sustainable space. We are encouraging businesses to engage early and explore the potential for pre-let opportunities.”

Iain Davidson, director in Colliers Industrial & Logistics team, said: “With new supply of premium industrial space in the west of Scotland remaining tight, the development of Eurocentral Gateway with its exceptional connectivity, state-of-the-art specification and sustainability credentials will be a welcome opportunity for the sustained occupier demand we’re seeing in the market. The proposed design sets a new benchmark for industrial and logistics space along the M8 corridor, offering potential tenants a best-in-class operational property.”
