Revamp for former bank on Glasgow's Blythswood Square

A prominent Georgian terrace on Glasgow’s Blythswood Square is set for a major upgrade, as plans move forward to transform the former NatWest bank into high-quality modern office space, complete with a rooftop extension and external terrace.

The B-listed building at 14 Blythswood Square, currently owned by Xafinity Pension Trustees Ltd, whose members include partners of Glasgow investment firm N4 Partners, is the subject of a comprehensive refurbishment proposal aimed at enhancing tenant appeal while respecting the structure’s historic character.

Originally constructed in the 19th century, the building has undergone several internal refurbishments over the years, most recently serving as office space. The latest application, submitted by N4 Property and designed by 3DReid, outlines plans to replace the existing curtain wall, discreetly introduce a new loft studio and zinc-clad roof, and create an external amenity terrace for future occupants.



A design statement from 3DReid emphasised that the rooftop extension will be “deliberately modest” and “set back from the principal elevation to minimise visibility from street level,” with materials chosen to provide a “contemporary contrast in a sensitive manner.” A glazed balustrade will allow for uninterrupted views from the terrace while complementing the building’s historic setting.

The application also includes the careful removal of all non-original signage, fixtures, and fittings from the building’s former bank use, with any damage to the existing fabric to be repaired using appropriate materials and traditional techniques.

The overall aim, according to the applicants, is to restore the building’s function and appeal as modern office space while “ensuring any interventions are sympathetic to the building’s character and conservation area setting.”
