Scarborough Group International begins refurbishment works at Base

Scarborough Group International (SGI), the property regeneration and placemaking specialists, has officially commenced refurbishment works at Base, its transformational redevelopment of the former Younger Building in West Edinburgh.
Due to complete in Q2 2026, Base will set a new benchmark for out of town workspace in Edinburgh - offering best-in-class refurbished Grade A office accommodation in a market where high-quality supply remains limited. The building will deliver 89,863 sq ft of modern, sustainable and highly-adaptable workspace across three storeys.
Situated in one of Edinburgh’s most accessible commercial districts, Base offers direct tram, train and motorway connectivity, an excellent availability of onsite parking, and significantly lower occupancy costs than city centre space, all without compromise on specification or amenity.
The refurbishment will transform the existing building into a future-ready workplace with the flexibility to accommodate a wide range of occupier requirements. A complete decarbonisation strategy is underway, replacing traditional heating and cooling systems with a high-efficiency, all-electric VRF system.
Refurbished air handling units will enhance air quality and thermal comfort with CO₂ and temperature control. Throughout, smart LED lighting, presence detection, sub-metering and a new building management system will optimise energy performance and operational control.
Designed around adaptability, the services strategy allows for full-floor single occupier or multi-tenant configurations, with tenant-ready infrastructure supporting a choice of customisable workspace solutions. The building is being digitally enhanced with diverse fibre connectivity, robust access systems and real-time smart monitoring.
Further upgrades include point-of-use water heating and an intelligent atrium shading system to manage solar gain. On every floor, generous communal breakout areas overlook a striking triple-height atrium, creating light-filled, social spaces that support collaboration and wellbeing. These will be complemented by a ground floor wellness suite, including, showers and drying rooms. With 266 parking spaces, including 20 EV charging points, and ample secure cycle storage, Base has been designed to support low-friction commuting and active travel.
