Scottish Home Awards unveils 2025 finalists

The Scottish Home Awards, sponsored by Ross & Liddell, has revealed the finalists for its 18th annual celebration of excellence in Scottish housing.

Finalists have been selected across 19 award categories following a judging session last week, during which a panel of industry experts gathered to review over 140 impressive entries.

From ambitious regeneration projects to outstanding affordable housing developments, the shortlist reflects the breadth and quality of work transforming communities across Scotland.



Leith social landlord Harbour Homes is in the running for Social Housing Development of the Year (over 100 units) for its development at Chestnut Street on Granton’s waterfront. The development is also a finalist in the Housing Regeneration Project of the Year category.

The project at Chestnut Street includes 96 homes for social rent by Harbour Homes and 130 properties for mid-market rent by Harbour Lettings. The remaining 80 properties are social rent homes provided by Cairn Housing Association. The project’s contractor was CCG and the architect was Hackland + Dore.

To also be shortlisted in the Regeneration Project of the Year category is a wonderful testament to the hard work of all those involved.”

Three housebuilders, including Cruden Group, are celebrating quadruple shortlist successes.

The Avenue

In the Housing Development of the Year (Small, Private Sale) category, Cruden Homes has been recognised for The Avenue - a retirement development in the suburb of Barnton. The age-exclusive development offers a mix of one, two, and three-bedroom apartments, penthouses, and villas.

In the Social Housing Development of the Year (Over 100 Units) category, Cruden Group has been shortlisted for its work at West Craigs Green in partnership with Wheatley Group. This development is part of a wider £80 million initiative delivering 425 homes, supported by £46m of Scottish Government funding through the City of Edinburgh Council.



Cruden has also been recognised for two developments in the Social Housing Development of the Year (Under 100 Units) category. The first, in Earlston, was delivered with Eildon Housing Association and comprises 64 affordable homes, including family properties and cottage flats. All homes are equipped with air source heating systems and meet a strong energy performance rating.

The second project, in Bonnyrigg, was developed with Midlothian Council and delivers 20 new council flats, including assisted living apartments and homes for residents aged 55 and over. Designed to meet Passivhaus standards, the homes form part of one of Scotland’s most ambitious energy-efficient housing programmes.

Kirkwood Homes has been shortlisted four times across three categories, while Briar Homes has been shortlisted in four different categories for its Meadowood development in Garthamlock.

Kirkwood Homes is in the running for Housing Development of the Year (Large private sale) for its Balgillo Heights development in Broughty Ferry, and Housing Development of the Year (Small private sale) for its Forgan Grange development in Drumoig. It is also shortlisted for Showhome of the Year for both its five-bedroom ‘Gullane’ and five-bedroom ‘Lomond’ showhomes.

The 158m² detached ‘Lomond’ showhome is the latest addition to Kirkwood’s suite of showhomes and launched in early 2025 at The Paddocks development in Colinsburgh, Fife. The ‘Gullane’ showhome, located at the Inchmarlo development in Banchory, Aberdeenshire, features 297m² of internal floor space, making it one of the largest Kirkwood showhomes to date.

The four categories to include The Ash by Briar Homes at Meadowood are Housing Development of the Year (Small Private Sale), Show Home of the Year, Starter Home of the Year and House of the Year.

The Meadowood development consists of 22 three-bedroom homes, including detached, semi-detached, and terraced properties, creating a close-knit community. Situated in the established suburb of Garthamlock, the development provides contemporary homes with close proximity to nature and green spaces, easily accessible via a network of nature reserve paths.

Recognised in the shortlist is the spacious three-bedroom semi-detached Ash show home with its nature inspired design to match picturesque surroundings, with the development backing onto Cardowan Moss Local Nature Reserve and nearby Hogganfield Loch.

The Wireworks project in Musselburgh is in contention for two honours.

Shortlisted in both the ‘Apartment Development of the Year (Private Sale)’ and ‘Housing Development of the Year (Large Private Sale)’ categories, housebuilder Dundas hopes to scoop up two of the top prizes on the night.

The Wireworks

The Wireworks is a £35 million development of the former Brunton Wireworks site in the Honest Toun. The site brings to the market a range of high-spec one, two and three-bedroom apartments, and a selection of stylish penthouses to Musselburgh.

Craig Fairfoull, sales and marketing director at Dundas, stated: “To be recognised across two of the most competitive categories at the Scottish Home Awards is a huge honour.

“It reflects the ambition we had for this project from day one, not just to deliver exceptional homes, but to create a development with real impact and lasting value.

Taylor Wimpey East Scotland has also been recognised across multiple categories.

The firm secured finalist positions in the awards for Housebuilder of the Year (more than 100 units), Housing Development of the Year (Large Private Sale) for West Craigs and Show Home of the Year for The Maxwell.

Technical director Pauline Mills said the nominations serve as a testament to Taylor Wimpey East Scotland’s dedication to creating high-quality, thoughtfully designed homes that enhance communities across Scotland.

“We are incredibly honoured to be named as finalists in three categories of the Scottish Home Awards 2025,” she added. “This recognition reflects our team’s hard work and passion, as well as our commitment to delivering high-quality homes that make a lasting difference to the lives of our customers.”

In its 50th year, Bancon Group is celebrating as both its Homes and Construction divisions have been named finalists.

Bancon Homes is shortlisted in the Excellence in Customer Service category, reflecting the company’s long-standing commitment to delivering outstanding customer experiences.

Meanwhile, Bancon Construction has been recognised as a finalist in two categories: Social Housing Development of the Year (Under 100 units) for the Kaimhill project, and Social Housing Development of the Year (Over 100 units) for the landmark Cloverhill development in Bridge of Don. Both projects were delivered on behalf of Aberdeen City Council.
