Taylor Wimpey secures approval for 93 new homes in Wallyford

Taylor Wimpey has been granted planning permission to deliver more than 90 new homes as part of the expanding Dolphingstone Grange development in Wallyford.
The latest phase will be the first in East Lothian to feature the company’s new “national house types” – a range including terraced, semi-detached, detached homes, and two-bedroom apartments designed to appeal to a broad mix of buyers.
During East Lothian Council’s planning committee meeting on Tuesday, some confusion arose when the officers’ report referenced a neighbouring site where 150 homes were recently approved on land originally earmarked as open space. That project was initially refused by councillors but later approved on appeal by Scottish Ministers.
Planning officers clarified that the report’s reference was intended to provide background on the wider site history, and that Taylor Wimpey’s application related to a separate area to the north, always intended for housing.
Councillor Cher Cassini expressed concern that, with the additional neighbouring development, the area would lose valuable green space. She also highlighted potential traffic pressures on local junctions.
Taylor Wimpey stressed that the approved land formed part of the original Dolphingstone masterplan and was not linked to the site set aside for a public park. A spokesperson said: “Our application aligns fully with the approved masterplan and planning permission in principle. The area granted consent under appeal is entirely separate from the scope of the current application.”
The committee unanimously approved the plans.
Pauline Mills, technical director at Taylor Wimpey East Scotland, welcomed the decision: “We are pleased to have secured detailed planning consent for 93 homes, signalling progress for our Dolphingstone Grange development and another part of the Dolphingstone masterplan. This project also allows us to bring our new national house types to East Lothian, providing even greater choice for customers when homes go on sale early next year.”
The decision comes as Taylor Wimpey begins pre-construction works on its nearby Ravensheugh Heights site, which will deliver around 700 homes. The first properties there are expected to be released to market in the coming months from the company’s Wallyford sales centre.
As part of the Dolphingstone masterplan, new footpaths and cycle routes will be introduced, creating an active travel corridor to Wallyford and its train station. In addition, Taylor Wimpey will contribute over £6.4 million towards local education and transport infrastructure, alongside £186,000 to Network Rail for improvements to the Wallyford rail link.
