Tenants welcomed to new Caledonia homes in Dundee
Tenants have moved into their homes at Ballindean Road in Dundee following the construction of 67 new properties by Caledonia Housing Association (CHA).
The £12.7 million development, which has had £6.1m of Scottish Government funding, comprises 43 houses and 24 flats. It includes 49 homes for social rent and 18 for shared equity sale providing high-quality, safe, warm and affordable homes for local families, underlining Caledonia’s commitment to delivering sustainable communities across Scotland.
Built by Cullross Ltd, each property benefits from sustainable design features including air source heat pumps, solar panels, triple glazing, and within the rented homes, battery storage systems. All 24 flats have sprinkler systems installed. Together, these measures will help with safety as well as reducing running costs and supports CHA’s wider net zero ambitions.
The development also features a series of striking tulip sculptures designed by artist Malcolm Robertson of Town Art Studios, commissioned through Dundee City Council’s Percent for Art scheme. Inspired by the site’s history as former farmland, Malcolm’s ‘green shoots’ concept symbolises renewal, growth and the area’s new beginnings - creating a distinctive and welcoming sense of place for residents and visitors alike.

Families who took the keys to their new homes included Nichole Mill, who said: “My new house is absolutely amazing and it has totally exceeded my expectations. The Association has really taken everything into account, from the number of sockets, the cupboard sizes and even the fact that there are hooks for our coats at the door. I have three children and I cannot wait to see their faces when they see the garden they now have to play in.”
Ernest and Blossom Okodugha said: “We are so impressed with our home, it’s lovely and we will be very happy here. Especially the kids who will love the garden.”
Martin Sinclair, clerk of works at CHA, said: “It has been fantastic to see people settling in and already creating a sense of community spirit. We have had neighbours introducing themselves, sharing information on local groups, and children playing together after school.
“It is fantastic to see and it is what drives everyone at CHA. It is more than just bricks and mortar - it is building a community that will grow together for years to come.”

“Although completion took slightly longer than originally anticipated due to sector-wide challenges affecting materials, labour and utilities connections, we have pressed ahead to ensure the homes were delivered to the highest possible standard. I am immensely proud of the development which not only provides much needed affordable homes but also contributes to the wider regeneration of the area – helping Dundee thrive as a city of strong, inclusive and sustainable communities.
