West of Scotland Housing Association (WSHA) has been granted planning permission to transform a long-term vacant site in the north of Glasgow into 33 affordable homes.

The development, which is located on Allander Street on the edge of Cowlairs Park, will include a mix of terraced houses and cottage flats. The project will be for social rent and will increase the provision of much needed larger family homes in the area with nine 3-bedroom houses, and twelve 4-bedroom houses included.

Aligning with Glasgow’s carbon-reduction ambitions, the homes have been designed to achieve the ‘net zero’ standard featuring air source heat pumps and PV solar panels.

WSHA will be partnering with CCG (Scotland) Ltd, Glasgow-based architecture studio MAST Architects, Cowal Design and RYBKA to deliver the project.

Director of development and asset management at West of Scotland Housing Association Group, Karen Shaw, said: “This development marks an exciting first step in the wider Cowlairs Regeneration, bringing fresh purpose to vacant and derelict land. By creating much-needed larger family homes for rent, West of Scotland Housing Association is addressing targeted housing need in the area.”

Steven Oates, architect at MAST Architects, said: ‘We are delighted to have obtained planning approval for the development of 33 new warm and healthy homes at Allander Street on behalf of West of Scotland HA.

“Being on the periphery of the Cowlairs masterplan, this is a significant milestone for West of Scotland HA, not only for the project itself, but also for the redevelopment of the area as a whole.”

CCG (Scotland) managing director, David Wylie, said: “Securing planning consent at Allander St is an important milestone in delivering much-needed affordable housing in Cowlairs.

“Working in partnership with West of Scotland Housing Association and our valued design team, we look forward to delivering high-quality, energy-efficient homes that respond to local housing needs and make a lasting contribution to the north Glasgow community.”

West of Scotland Housing Association is currently targeting a site start in Spring 2027 for the Allander Street project.
