Ayr Rugby Club lodges plans for third phase of ground redevelopment

Ayr Rugby Club has lodged fresh plans with South Ayrshire Council as it looks to move ahead with the third phase of its ambitious redevelopment of Millbrae.

Prepared by Jewitt & Wilkie Architects, the latest submission sets out proposals for a major extension and refurbishment of the clubhouse, marking the next stage of a multi-million-pound transformation made possible through the £3 million Macdonald Legacy Award.

The club’s long-term regeneration programme has already seen significant progress. Phase one delivered improved access to Millbrae, while phase two involved the installation of a state-of-the-art all-weather pitch.



Phase three now focuses on modernising and expanding the clubhouse to create a sporting and community hub that meets, and in many cases exceeds, the standards of Sportscotland and the Scottish Rugby Union.

Central to the new plans is a purpose-built strength and conditioning gym, designed to support player development while also offering daytime leisure provision for the wider community.

Other proposed works include:

  • A golf simulator room and a club merchandise shop.
  • Flexible multi-use spaces to increase participation and year-round use.
  • Upgraded changing facilities, including separate provision for male, female, disabled and gender-neutral users.
  • New referees’ changing rooms.
  • Enlarged and improved toilet facilities, including accessible and baby-changing provision.
  • Refurbishment of the bar, lounge, function areas and kitchen.
  • Energy-efficient upgrades to the building, with new heating, lighting, ventilation, and water management systems.
  • Installation of PV panels and low-carbon heating.

The proposed extension and alterations will increase the clubhouse area by 288sqm.



Planning documents highlight the club’s desire to balance modernisation with tradition: “The clubhouse extension, refurbishment and external works serve to create a contemporary environment to reflect Ayr RFC’s established achievements and ambitions, while respecting the club’s rich history and tradition.”

The statement continues: “The upgrading and extension will create a sporting complex to support an even greater community and commercial involvement. In addition to supporting existing uses, the new facilities will increase capacity, participation and ensure the venue is used all year round—not just during the rugby season.”

A decision is expected around the middle of September.
