Construction progressing on 163 affordable homes in Edinburgh’s Newcraighall

Work is progressing rapidly on a major affordable housing development in Newcraighall, Edinburgh, with 163 new homes taking shape on the site of a former coal mine.

Despite work only commencing around 11 months ago, four apartment blocks and two rows of terraced houses have already emerged, with the first tranche of homes expected to be ready for tenants by summer next year.

This initial phase will deliver 57 homes, 19 for social rent and 38 for mid-market rent – an affordable tenure type that sits between social and private rent.



The full development, being delivered by contractor Cullross on behalf of Hillcrest, will ultimately comprise a mix of property types, including two, three, and four-bedroom houses, two-up-two-down cottage flats, and apartment blocks.

The homes will be delivered over five phases, with the final phase expected to complete in early 2029.

Located just off Newcraighall Road, between Glennie Road and the railway line, the site is rich in industrial history, once home to a former coal mine. Mining operations began winding down in the 60s and ceased entirely by 1980. The land has remained vacant ever since, but alongside the new homes, a network of footpaths and thoroughfares will reconnect the area for the first time in nearly two centuries.
