Green light for residential and community facilities project at St Vincent Crescent
Planning permission has been granted unanimously by Glasgow City Council’s Planning Committee for new residential homes and public community facilities at 35a St Vincent Crescent.
Owner Nixon Blue was granted approval for 20 new-build two-, three- and four-bedroom apartments and duplexes set across five storeys.
The new apartments will feature a roof terrace on the fifth floor and a basement for residents’ car parking and cycling. All apartments are double aspect, with a terrace or balcony looking out over a new generous open landscaped space, accessible for residents of the development as well as the local community and general public. There is also a dedicated community building on the site overlooking the new open space.
The design was led by Glasgow-based architects Page\Park, with landscape architects HarrisonStevens. The design sets the residential development back from the A-listed terrace opposite the site, creating a generous open space between the new and existing building frontages. Planning was unanimously approved at the committee following significant alterations to the proposals responding to comments received.
The existing site has not been occupied since the former private bowling club closed in 2017 due to declining membership. It has been left derelict since. The team behind the development sourced the original Alexander Kirkland Masterplan of 1849, which illustrated that the original intention for the land was for it to be developed, though this vision was never realised. The new designs combine the original masterplan intention of built form on the site, with valuable new open space and community facilities.
Lead architect Andy Bateman said: “Cities are, and have to be, constantly changing and evolving, and Finnieston is no exception. We are delighted to have gained approval for this development, having worked on a vision for this site for over six years.
“We sincerely believe that the transformation that this scheme will deliver for this piece of city will be hugely beneficial, not only for the local area, but for the local community and residents. The scheme will deliver quality new homes in a city centre location, and new publicly accessible open space, landscape and community facilities where none exist at present.”
The new residences are expected to represent a sizeable investment of approximately £10 million by Nixon Blue into the semi-derelict site and create more than 100 jobs within the building and construction sectors. The new apartments are aimed at attracting families and professionals alike to this thriving community.
