Ground broken at major Durieshill development

Stirling Council and Barratt and David Wilson Homes are celebrating the start of work at Durieshill – the biggest housing development to have secured detailed planning approval in Scotland.

The development will be brought by Barratt Homes and David Wilson Homes, part of Barratt Redrow. The transformation of the 593-acre site between Bannockburn and Plean will see more than 3,000 new homes built, 25% of which will be affordable housing.

Construction is expected to span 30 years and will also include new schools, local shops and a business park, civic areas, new extensive areas of play and open space, community woodland and active travel routes to Stirling and Plean.



Around 130 new jobs will be created during construction and a further 770 afterwards through the new commercial centre, community facilities and business units.

Barratt Homes West managing director, Andrew Curran, and Stirling Council leader, Cllr Susan McGill, officially broke the ground at Durieshill to mark the start of phase one of the project, which will see 543 high quality and energy efficient homes built. properties of varying size built.

A mix of one, two, three, four and five-bedroom homes and apartments will be delivered during the initial phase, with terraced, semi-detached homes also featuring.

Stirling Council leader, Cllr Susan McGill, said: “The start of work at Durieshill is a major milestone in this ambitious project that will create a new vibrant, attractive and sustainable community near Stirling.

“Thousands of much-needed high-quality and affordable homes will be built at Durieshill. There will be new schools, facilities and travel infrastructure, including walking and cycling routes that connect to the city and neighbouring communities.

“Local residents will benefit from new training and employment opportunities, and the significant inward investment will support the growth of Stirling and the wider region.

“I would like to thank everyone involved for all their hard work for making the Durieshill dream a reality. While it’s incredibly exciting to see activity underway at the site, we’re committed to working with Barratt Homes to minimise disruption to local communities during the works.

The first homes in this phase of the project are expected to be completed by summer 2027, with initial infrastructure, road improvements and access travel routes scheduled for completion this summer.

Durieshill was first identified as a preferred location for a major growth area by Stirling Council in 2004 and is an allocated site within the Stirling Local Development Plan.

In December 2023, detailed planning consent was released for Durieshill. In the same year, Stirling Council approved support for the capital investment needed for delivering the education and transport infrastructure at the site – almost £57 million spread over 24 years.

Barratt Homes and David Wilson Homes then became the lead developer, acquiring the whole site from Springfield Properties in the spring of 2025. Amended plans for three plots on the site to deliver the first phase of the development were approved in September 2025.

The development will also support biodiversity by providing 20 hectares of additional tree planting, including regenerated community woodland.
