House prices edge up 1.3% as market shows signs of cooling

Scotland’s housing market recorded modest annual growth at the start of 2026, according to the latest UK House Price Index figures published on 25 March.

The average price of a residential property in Scotland reached £188,000 in January 2026, up 1.3% compared with the same month last year. However, the monthly picture showed a slight dip, with prices falling 0.3% on a non‑seasonally adjusted basis and 1.2% when seasonally adjusted.

The index figure for Scotland now stands at 107.2 (January 2023 = 100).



A Registers of Scotland spokesperson said the figures reflected a steady but subdued market: “There was an increase of 1.3% (to £188,000) in the average house price for Scotland in the 12 months to January 2026. The same percentage increase was seen in average house prices for the UK as a whole (up 1.3% to £268,000).”

Across the UK, the average property price reached £268,000, mirroring Scotland’s annual growth rate. UK‑wide monthly prices also fell by 0.3%, with no change on a seasonally adjusted basis.

Market activity remained muted heading into winter. Scotland recorded 9,058 residential sales in November 2025, a 3.7% annual decrease compared with the first published figures for November 2024. Registers of Scotland noted that transaction numbers for recent months are likely to rise as more registrations are processed. Terraced homes saw the strongest annual growth, while detached properties were the only category to record a decline.

Average prices increased in 26 of Scotland’s 32 local authority areas over the year.



West Dunbartonshire recorded the largest rise, up 8.6% to £130,000. City of Aberdeen saw the sharpest fall, with prices down 4.5% to £133,000.

At the top end of the market, City of Edinburgh remained Scotland’s most expensive area, with an average price of £294,000. Inverclyde was the most affordable, at £115,000.
