Insite to deliver Roomzzz Aparthotel transformation in Merchant City
Insite Group has been awarded a £15 million contract to transform Cotton House into a flagship aparthotel for the Roomzzz brand.
Located in the heart of Glasgow’s vibrant Merchant City at the corner of Cochrane Street and Montrose Street, the project involves the extensive internal refurbishment of a former office building to create 153 modern, luxury serviced apartments. This marks a significant expansion for Roomzzz in Scotland, following a successful launch in Edinburgh.
Insite Group is executing a sophisticated structural programme at Cotton House.
Key works include:
- Structural Intervention: The partial removal of the existing basement concrete slab to increase floor-to-ceiling heights, creating a more usable space.
- Space Optimisation: The installation of a new mezzanine level, unlocking a larger footprint for guest amenities and giving greater flexibility.
- Modular Integration: The precision installation of high-quality modular rooms designed to maximise the building’s capacity while maintaining a 60-week delivery schedule.
- Specialist Facilities: Construction of a modern gym, co-working spaces under the WorkInc brand, and a podcast studio.
- Heritage Preservation: In keeping with Insite’s commitment to the circular economy, existing windows and mechanical and electrical (M&E) systems are being repaired and upgraded in-situ to reduce waste and preserve the character of the building.
The project is being delivered by a dedicated local Glasgow team to minimise transport emissions, with high-quality flooring salvaged from the strip-out being diverted from landfills for secondary use.

The project commences in June 2026 and is scheduled for completion in August 2027.
