Knight Frank: Glasgow office rents could reach £45 per square foot for first time
Glasgow prime office rents could get to £45 per square foot for the first time by the end of the year, as occupiers compete for space in the city centre, new research from Knight Frank has shown.
According to the commercial property consultancy, the rent could see an over 8% increase from its present rate of £41.50 per square foot - where it has held steady since last year.
In the first six months of the year, deal activity saw Glasgow’s Grade A vacancy rate drop by 37.5%, from 6.4% to 4.0%, with occupiers being partial to best-in-class space over Grade B stock.
Between January and June, office take-up hit almost 292,000 square feet, which is the biggest first-half total since 2018.
Occupiers’ increasing inclination towards fully-fitted, immediately occupiable space has been maintained, accounting for roughly half of the transactions concluded this year, as of yet.
In Q2, take-up ramped up, increasing from 129,778 square feet in the former three months to 161,703 square feet. The largest transaction in Q1 of this year was Centrica securing 23,914 square feet of Grade A space at 2 Atlantic Square at 31 York Street.
Simon Capaldi, office agency partner at Knight Frank Glasgow, said: “Deal volumes in Glasgow city centre have held steady in the first half of the year, with office take-up the strongest it has been since 2018.
“While a few large deals have influenced that headline figure, what is really driving the market beneath that is the shift in what occupiers expect.”
Capaldi added: “The recent downward trend in Grade A vacancy is encouraging and points to improving fundamentals in Glasgow, with leasing activity continuing to outpace the delivery of new stock.
“With limited new developments in the pipeline, existing vacant space will need to be refurbished, repositioned, or repurposed to meet current and future demand.”
