Morris & Spottiswood to deliver £2m Waverley Gate refurb

The Morris & Spottiswood Group has been appointed to deliver a £2 million refurbishment at Waverley Gate, one of Edinburgh’s most prominent office buildings.

A former post office, the striking listed building located adjacent to the city’s main station, is home to a number of blue-chip occupiers. Featuring a spectacular roof garden overlooking Edinburgh Castle, Waverley Gate has become one of the city’s most recognisable business addresses.

The project will return level 2 of the building to landlord standard for a new incoming tenant. Works commenced during the summer of 2025 and are scheduled to run for a 22-week programme.



Morris & Spottiswood will deliver the flooring and specialist joinery package, while Livingston Building Services, part of the Morris & Spottiswood Group, is undertaking the mechanical and electrical works. Together, the group’s divisions will ensure the building is refurbished to the highest standards while preserving its architectural character.
