New family homes proposed overlooking Ayr Racecourse

Cruden Homes has submitted a planning application for a housing development overlooking Ayr Racecourse. 

Designed by Yeoman McAllister Architects, the proposed development will transform overgrown brownfield land to the east of Ayr Racecourse, adjacent to Craigie Road, into a welcoming new neighbourhood of 42 high-quality homes, including a mix of private and affordable properties.

The proposed homes will be a combination of terraced, semi-detached, and detached family homes, set within attractive landscaped surroundings. New tree and hedge planting will strengthen the site’s natural setting while mature trees and an historic stone boundary wall will be retained and enhanced, helping preserve the character of the area and creating a sense of place.



Cruden’s plans place a strong emphasis on sustainability, placemaking, and connectivity. As such, all homes will be equipped with Electric Vehicle (EV) charging points and zero-emission Air Source Heat Pumps, aligning with current building regulations and net-zero ambitions.

The site has been carefully designed to support active travel and 20-minute neighbourhood principles, featuring new pedestrian links, natural open spaces, and easy access to local amenities. These include Craigie Park, Craigie Skatepark, Craigie Way Playground, Peter Boyle Bowling Club, and the Craigie Allotments which are all within a short walk.

The development will be served by excellent transport connections, with bus stops on Craigie Way and Craigie Road providing regular services to Ayr town centre, Marchburn, and Hayhill, while National Cycle Route No.7 runs nearby. Combined with the site’s proximity to local schools, shops, healthcare facilities, and employment opportunities, the proposed development is ideally suited for families and commuters alike.

The planning application follows a pre-application consultation process with South Ayrshire Council, where feedback from the planning department has played a key role in shaping the final proposals.

Pending detailed planning consent, which is anticipated early next year, Cruden Homes expects to commence work on site in 2026.
