Plans submitted for new build-to-rent flats in Edinburgh

Moredun Park Development Ltd has lodged an application to construct a new four-storey residential block at 34 Moredun Park Road, Edinburgh.

The proposal covers a gap site previously occupied by two post-war prefabricated houses, which have since been demolished.

The building would extend across 300 sq/m, comprising 10 flats, made up of 1 two-bedroom unit, 2 three-bedroom units and 7 four-bedroom units.



Facilities include secure internal storage for 40 bicycles, bin stores, and a management room.

Due to the sloping terrain, the building would present four storeys at the front and three storeys at the rear, requiring excavation at the northern end.

Entry to all flats will be via Moredun Park Road. Flat 1 and the management/store room will have direct street access, while flats 2–10 will be reached through a shared central hall and staircase.



The applicant said: “The development would provide much needed residential accommodation on an under-utilised urban brownfield site, and would result in a more sustainable and efficient use of the land.

“The design is unapologetic modern as there are no conservation concerns within the immediate area surrounding the site and the design provides additional variation and contrast with the surrounding established buildings in terms of size and colour.

“There is a lack of modern flat apartments within the Moredun area of Edinburgh.

“This proposal would provide much needed accommodation in a sustainable location near shops, public transport and other services.



“The design and orientation of the new building would avoid issues of overlooking, privacy and loss of daylight to the neighbouring property to the west by virtue of its design and siting.”
