Plans submitted to transform Glasgow’s Duke Street Hospital into 19 new homes

A planning application has been submitted to bring one of Glasgow’s most recognisable East End landmarks back into use.
The former Duke Street Hospital, a Category B-listed building dating from 1904, is set to be converted into 19 high-quality, affordable flats. The development will be delivered by CCG (Scotland) Ltd for Loretto Housing Association, part of Wheatley Group, with designs led by MAST Architects.
Vacant since 2016, the building requires significant remedial work, including the careful reconstruction of its distinctive oriel window. The proposals will safeguard the building’s long-term future while creating safe, modern and energy-efficient homes that respect its heritage.
The new homes will be designed to meet Housing for Varying Needs standards, ensuring they are adaptable, inclusive and suitable for people at different stages of life, including older tenants and those with additional accessibility requirements.
Located at 245–249 Duke Street, the landmark gatehouse once formed the entrance to the Eastern District Hospital, which played a central role in Glasgow’s healthcare for nearly a century. Its restoration will not only conserve a significant part of the city’s history but also help address the pressing demand for affordable housing.
