Prospect Community Housing opens 46 new affordable homes in Edinburgh

Prospect Community Housing held a formal opening on Wednesday 8 October to celebrate the completion of its development at Clovenstone Close, Edinburgh.

Prospect have been working with the contractor, J Smart and Co (Contractors) PLC over the past seven years to develop this site.

Prospect has completed the handover of 46 properties on this site in Southwest Edinburgh. The project has been supported by various funding sources, including finance from the City of Edinburgh Council from the Affordable Housing Supply Programme and the National Acquisitions Programme, and direct Scottish Government funding from the Ukraine Longer-Term Resettlement Fund.



In total grant funding of £5.5m was received for the development, out of a project cost of £10.3m. Prospect also raised finance from the Royal Bank of Scotland to help fund these new homes.

The purchase of these properties has provided good quality affordable homes to households at a time when there is a severe shortage of accommodation. A housing emergency was declared in Edinburgh in 2023 because of the lack of affordable homes in the city. We have also been able to assist in providing settled accommodation to displaced people from Ukraine.

Brendan Fowler, CEO at Prospect, said: “We are delighted to have been able to work with The City of Edinburgh Council and Scottish Government to achieve the completion of these properties for social rent.

“We have taken an innovative approach to the letting of these homes. By using some of the flats to allow existing Prospect tenants to downsize, we have been able to free up larger family accommodation which is in very short supply.



“These larger properties have been used to house homeless households. The completion of these homes has helped many people to secure long term settled accommodation.”

At the opening, Prospect’s Chair Naomi MacKenzie formally opened the development, and guests were then given the opportunity to view some of the new properties.
