Puma Property Finance provides loan for urban logistics development near Edinburgh Airport

Puma Property Finance has provided a loan to GSS Developments (Aberdeen) Ltd to fund the development of an urban logistics development near Edinburgh Airport.

The development, known as EDI Approach, was previously home to the Continental Tyre Factory that shut down in 1999. The site has laid derelict for years until GSS acquired it, delivered the consent for the industrial development and commenced infrastructure works.

The funding will be used to develop 122,000 sq. ft. over 13 units ranging from 4,000 – 20,500 sq. ft. The units will provide energy efficient accommodation for a variety of occupiers. This development will form the first phase of the wider 700,000sq.ft.  industrial and logistics EDI Approach Masterplan.



The scheme’s sustainability credentials will target both Net Zero Carbon, BREEAM ‘Excellent’ and an EPC rating of ‘A+’ to prioritise energy efficiency and reduce operating costs. It will also include EV charging, all-electric heating and photovoltaic panels.

The development is targeting completion in Q3 2026. It represents Puma’s first partnership with GSS. More broadly, Puma continues to build its track record of financing industrial projects nationwide.
