RoS: Scottish house prices outpace UK average with 5.9% annual rise

Average house prices in Scotland surged by 5.9% in the year to June 2025, reaching a provisional estimate of £192,000, according to the latest House Price Index.

This rate of growth outpaced the UK’s average annual inflation of 3.7% for the same period.

The property market in Scotland showed a month-on-month increase of 2.2% between May and June 2025. This is a significant rise compared to the 0.4% increase seen in the same period of the previous year.



Semi-detached houses saw the greatest annual price increase, rising by 7.8% to an average of £218,000. In contrast, flats and maisonettes experienced the smallest rise, with a 3.9% increase to an average of £136,000.

Regionally, 27 of the 32 local authority areas saw an increase in average house prices. Perth and Kinross experienced the most significant rise, with a 12.3% increase pushing the average price to £229,000. However, Moray saw the largest decrease, with prices falling by 2.8% to an average of £189,000.

The City of Edinburgh remains the most expensive place to purchase a property in Scotland, with an average price of £288,000. The most affordable area is Inverclyde, where the average house price is £112,000.

Transaction volumes in Scotland saw a minor decrease of 0.6% between April 2024 and April 2025, a much smaller drop than the 8.9% decrease seen across the UK as a whole.
