Sanctuary breaks ground on 55 affordable homes at Edinburgh’s Edmonstone Estate

Sanctuary Scotland has started construction on 55 new affordable homes at the Edmonstone masterplan development in south-east Edinburgh.

Located at the corner of Old Dalkeith Road and The Wisp, the development forms part of the wider transformation of the historic Edmonstone Estate, a major residential expansion first envisioned in 2015 and updated in 2021.

Once complete, the wider masterplan will deliver more than 850 new homes and create a vibrant new neighbourhood for the city.



Sanctuary’s homes will play an important role in meeting the affordable housing requirement within the masterplan and will provide high-quality, energy-efficient homes designed to meet local housing need.

The development comprises a mix of 30 two-bedroom flats, 14 two-bedroom houses, and 11 three-bedroom houses. All homes have been developed with accessibility in mind, with properties suitable for future adaptation, including the installation of wet rooms and provision for wheelchair access.

The development forms part of a Section 75 agreement with Avant Homes and sits within Avant’s wider masterplan for the site.

The new homes will be served by a district heating network, helping to deliver a more sustainable and energy-efficient energy system and contributing to the environmental ambitions of the wider development.



This affordable homes project will help to create a balanced and sustainable community around the setting of the former Edmonstone House.

Delivering more affordable homes in areas of high demand remains a key priority for Sanctuary, and we are proud to be playing our part in the wider transformation of the Edmonstone Estate.”

Work on the project has now started, with completion currently anticipated in late 2027.
