Scottish house prices rise 4.4% in 12 months
The average price of a property in Scotland reached £196,000 in May 2026, an increase of 4.4% since the same period last year.
Compared to the previous month, house prices in Scotland increased by 1.5% on a non-seasonally adjusted basis, whilst on a seasonally adjusted basis there was an increase of 1.0%.
The UK average house price was £271,000 which was an annual increase of 2.7% on May 2025. Compared with the previous month, UK house prices increased by 0.3% on a non-seasonally adjusted basis and there was no change on a seasonally adjusted basis.
The volume of residential sales in Scotland in March 2026 was 7,655. When compared with the first published figures for March 2025 this was an annual increase of 2.1%. Published transactions for recent months will increase as later registered transactions are incorporated into the index.
A Registers of Scotland spokesperson said: “There was an increase of 4.4% (to £196,000) in the average house price for Scotland in the 12 months to May 2026. This compares to an increase of 2.7% (to £271,000) in average house prices for the UK as a whole.”
Jennifer Lewis, senior analyst for real estate and construction at RSM UK, said: “Today’s figures illustrate the strength and resilience of the Scottish housing market, with average house prices showing stronger growth than the UK average on both an annual and monthly basis.
“It follows the launch of a new consultation proposing rates for two new High-Value Property Council Tax Bands, for properties valued between £1 million and £2m and properties valued over £2m. If these proposed changes go ahead, it could form the basis for a wider policy change to the current property tax regime, which could potentially further accelerate growth in the Scottish housing market.”
