Scottish self-builders continue to punch above their weight

Commenting, Michael Holmes, who will be one of the experts speaking at the show says: “There is huge enthusiasm for building your own home Scotland, which makes up around 8% of the UK population but represents 12% of all the nation’s self-build homes.



“We put this down to a mix of factors – the abundance of amazing plots, a strong tradition of individualism and self-reliance plus the famous Scots can do spirit. 

“Another factor is the potential tax savings which are greater in Scotland than south of the border. Self-builders pay stamp duty (Land and Buildings Transaction Tax) only on the plot and not the end value of their home. With property taxes higher in Scotland than south of the border, the appeal of savings running into £10,000s on larger homes is very strong. 

“VAT which is zero rated on self-build homes making self-build an excellent option for savvy self-builder. Finally, construction costs in Scotland are below the UK average and many of the leading suppliers are based here.
