Student flats plan for Glasgow’s Dunblane Street

Dunblane Street student flats 2Plans for purpose built student accommodation in Glasgow city centre have been submitted to the local authority.

The trustees of the Royal Conservatoire of Scotland and Iceni Projects want to demolish a former warehouse in Dunblane Street and replace it with a block of flats with 286 bedrooms.

Designed by Mosaic Architecture + Design, the development would be built on an entire street block bounded by Dunblane Street, Milton Street, Larbert Street and McPhater Street.

It will incorporate suitable amenity space provision including practice rooms specifically designed for RCS students, study areas and common rooms; a courtyard area providing external amenity space for residents; while a secure bike storage area will be provided within the lower ground and ground floor areas.

Previous plans for student flats were approved in 2000 but work never started and planning permission lapsed.

A report to councillors said: “The site is very close to Glasgow Caledonian University and the Royal Conservatoire of Scotland and is in relatively close proximity to Strathclyde University and is therefore considered an appropriate location for purpose built student accommodation.”

Planners have also pointed out that specific conditions will be recommended regarded amplified music and the design of the windows and they dismiss concerns that the development will result in anti-social behaviour.

The report added: “As part of the standard legal agreement which the council enters into with student accommodation developments, the management of the premises must be to agreed standards and the council has recourse to enforce those standards if the land owner does not.”
