Cala scales back plans for Pitfodels development
Cala Homes has formally lodged plans to deliver more than 100 new homes in Aberdeen’s Pitfodels area, alongside a long-awaited £4 million bridge and link road connecting Inchgarth Road with North Deeside Road.
The proposals, covering nearly ten acres of scrubland previously earmarked for retirement housing, have been reshaped following extensive public consultation. Originally envisaged as 115 homes, the project has been reduced to 103 properties – 77 private and 26 affordable – to allow for a more organic layout and greater retention of green space.
Cala held two drop-in exhibitions at the Marcliffe Hotel and gathered more than 220 responses online.
The developer says 75% of respondents strongly supported the plans, citing the benefits of affordable housing, improved connections to the Deeside Way, and reduced congestion.
Concerns were raised about the loss of habitat, impact on wildlife, and pressure on local services. Cala has since worked with doctors to assess potential effects on practices and adjusted the masterplan to soften the impact on the conservation area.
The centrepiece of the development is a £4m new bridge and link road, described as “critical” infrastructure to connect two of Aberdeen’s largest suburban communities. The road will run west of the site, bisecting the development along the Deeside Way, and is expected to ease congestion and improve accessibility across the city’s west.
If approved by Aberdeen City Council, Cala aims to begin construction in autumn 2026, with the first homes ready by summer 2027 and the bridge completed by 2028.
